BE AWARE THE LISTING IS NOT ACCURATE Most Barn could be a beautiful place to holiday but unfortunately it is in dire need of attention. The house is dirty, the oven was disgusting, the BBQ had not been cleaned since its last use, windows and window sills littered with dead flies and cobwebs, a previous visitor had written dirty in the dust on the TV screen, the curtains are hanging off rails and food debris stuffed between the sofa cushions Cracked shower tray. The carpet is loose at the top of the stairs causing a dangerous trip hazard. Someone had left their underwear in the bedside cabinet so obviously not checked. We arrived to a wasp nest in the main bedroom , the bed and floor littered with dead wasps and other debris if the house had been checked in the week before our arrival surely this would have been seen. We had to sleep on the sofa for 3 nights. We were without electricity or hot water for 36 hours a generator was provided but it ran out of fuel. What it Doesnt say in the details is that a nursery owned by moat barn is attached to the property the noise is unbelievable add that to the afternoon discos you can not hope to relax in the garden. There is no comfortable seating in the garden anyway and the patio hasnt been cleaned since the autumn. We were promised a deep clean and that someone would repair the carpet but no one turned up. We asked to be relocated, however this was not possible and we left after 9 days.

Its our second time staying at Moat Barn and we absolutely love it. So nice to stay somewhere big enough for us all. 8 adults baby. The house is decorated in a lovely quirky way, it has everything you could want for a comfortable stay. Hot tub and games room is a great added bonus. Last time we stayed in December so it was lovely and cosy, this time it was summer so a lot of time spent out in garden and eating outside. We will definitely be back, its becoming a family tradition which will all look forward to and love.

The property was stunning, and so great for a group of 10. There was lots of space and the garden was beautiful. We loved the different areas and different rooms, and the beds were all lovely. What let it down for us was Oven. Even preheated it just wasnt very good, we ended up having to grill all our food as even cooking a basic pizza wasnt working. The hottub was ready but seemed to get very dirty very quickly after one use and we noticed the filter had lots of grime clogging it up, so not sure if this was why it wasnt keeping clean, or if the chemicals hadnt been put in? The outdoor table was really dangerous as it was broken but nothing to say. We moved it ever so slightly to make more room by the doors but the legs caved in and there were screws and nails sticking out. We were lucky it didnt land on anyone but that was really disappointing as we couldnt use it to all sit outside. The wifi was very intermittent. Wasnt working on arrival, and some team came to fix it. But the next morning it stopped again. Wasnt ideal as we were wanting to use Spotify to play music. The shower was so silly was when you turned it on it flooded the whole bathroom. The tap was just as silly as it would dribble and flood around the sink, and then all of a sudden the pump would lock in and shoot it out the bowl across the bathroom. It was a shame aswell as you couldnt quietly wash your hands or shower without it disturbing everyone because of the pump. Overall a lot of the equipment felt really old, from cupboards where handles would just fall off when you touch them, to dining tables you couldnt touch without collapsing and a garden bench with bits falling off. If the maintenance was better then this place would definitely be a 1010.

Our family of 10 had a lovely weekend in this amazing property. The games room was much appreciated by the younger members as well as the hot tub and table tennis table. The barn is very spacious and well equipped. I recommend it as a great place for a break.

I will start with a WOW first impression! The barn is stunning, the house immaculate and luxurious and the photos do not do it justice. I read on previous reviews a couple of niggles that people reported and hoped they had been rectified. Sad to say they were still present. 1 The hot tub was hot but the water seemed dirty and cloudy and didn't smell nice. 2the aga was stunninging but didn't come up to full temperature according to the gage so we didn't risk using it. There was a microwave and convector oven available so that was adequate and the aga hotplates were easy to use. 3 no welcome book with any instructions or directions about the house available although the courtesy bottle of wine and treats were gratefully received 4 WiFi connection varied according the weather but a majority of the time it was good. 5 broken bed slats on arrival in the kiddies room. They were loose and kept falling on the floor. So my daughter slept on the floor on the mattress which didn't affect her holiday! All these were reported directly to the owner who advised they would be addressed. The games room was a perfect addition to the holiday, the living room and wood burner was beautiful. As a family of 10 with a dog, we would return as the house was so spacious and luxurious but I would check in with the agent that these issues have been addressed before returning.

The house was as amazing as it looked in the photos. Also it had Christmas decorations and tree which was lovely. The owner was very accommodating with the check in time as we wanted to arrive a bit earlier. Also the hot tub wasnt working but the owner agreed to a discount for the inconvenience.

We booked for a family of 10 stay, the Moat barn met all our needs, from the great kitchendining area layout, the games room and the large garden with hot tub. The home was very comfortable, everyone fully enjoyed the stay and we would all book again.

The cottage is a wonderful holiday cottage, it has a beauty and charm and is well stocked with everything you could need for a big family holiday. Bbq, pool table, hot tub and table tennis all were loved by our party. The garden is a good size and the children loved it. The cottage was on the whole maintained well the only thing we noted were that there was stinging nettles around the play area so it meant children had to be very careful and we had one or two instances of stings. Would recommend in summer that the garden is maintained more regularly to avoid this. The instructions also to dispose of glass at the pub some 6 minute drive away is not something we expected. There is of course possibility to rent the cottage without a car rendering this impossible. Would make more sense for this to be done by house keeping. I did also send 2 messages as instructed to the contact on site but had no correspondence back, would suggest better point of contact is sourced in future. Overall though would happily recommend and stay again in future.

With three generations holidaying together Moat Barn provided everything we could have asked for. Plenty of space both inside and out to play and relax. We all had a great time. My only critism relates to the lack of pans that can go in the aga, however, that did not prevent us having a marvellous holiday.

The accommodation is amazing and our kids & grandkids had a fantastic time . Giving some constructive feedback the central heating was way too hot for the time of year with . We also feel guests should be made aware of the nurseryforest school attached to the property . Finally we felt that the hot tub temperature was too hot and at the top end of the recommended temperature for hot tubs . These issues aside it was a brilliant stay in a wonderful house

Great property for a large family get together for a week. Everything you needed at the property. We had great weather all week it was hot and sunny so we made use of the BBQ every night and was able to eat all our meals outside. The hot tub was lovely and we made full use of this along with the pool table and table tennis table. We had our 4 legged friend with us and found many walks in the area and spent a couple of days in Rendlesham Forest which was about 15 mins away. All in all we had a lovely relaxing week. Only one issue we had and a suggestion would be to use fitted bottom sheets on the beds. Beds were really comfortable but every night I got tangled up in the bottom sheet.

We had a great stay, lots of space and comfortable beds! Great location went on a walk to a local pub and not much traffic. Games room was fun and hot tub is an added bonus. The only thing that we found difficulty with was the Aga. Even after finding some instructions online and leaving to heat up for over 18hours could still only get one compartment that was able to cook pizzas. So just if you are not familiar dont plan on cooking a big meal would be my suggestion.

A beautiful house just as described when booking. Well stocked for kitchen equipment, towels etc. The garden is kept really nicely and a great space for children and the family to play. Moat Barn is a stunning house, a beautiful building with fun and quirky art work through out. They have really thought of everything, its a home away from home. Its a beautiful spacey house, so even with 10 of you, you dont feel under eachothers feet and can get space if you wanted to. Decorated and cleaned to a very high standard. Ample parking. Immaculate garden. Fab games room with lots of board games to chose from and floor space for the kids to sit and play. Maintenance man arrived on Monday to do the garden and hot tub and was a very friendly guy and did a fantastic job. It really is spotless. We cant wait to go back to Moat Barn soon! Thank you for a fabulous stay, its an absolute dream home and my family is completely in love with it!

This is a lovely property, ideal for a chilled out family break. The games room is a great addition, as is the outdoor seating area and garden. Decor is fabulous, and the film room went down extremely well with the teenagers. Superb accomodation with everything we needed for a great stay.

The property was clean, spacious and well maintained and was everything,if not a little more,that we were expecting. The Aga seems to be a talking point for some but we had no trouble with it.

The property, was super clean, and maintained to a high standard, had all the facilities you needed. to make our celebrations special. Loved the quirky artwork. Would definitely recommend Moat Barn. The owner was very approachable and accommodating.

We were not aware that the property was next to a nursery school which meant that despite being in a beautiful rural location there was quite a lot of noise from cars, wheelie bin lorry and children. The property was very comfortable with plenty of space for us all, the dining room comfortably sat us all around the table with a lovely big kitchen area. The facilities of a hot tub and games room were great for the adults once the children were in bed. And the garden was perfect for the young children, with added benefit of table tennis and garden Jenga which we were not expecting. A slight issue we had was resolved satisfactorily with the owner. Overall we had a lovely family holiday and would recommend a stay at Moat Barn.

Fantastic place! Love the facilities and the decor was fun and interesting. Very well equipped and the AGA was great once it heated up. There was a power cut as we got there in the village but quickly resolved with no issues. Preseco and cookies were a welcomed treat. Hot tub very warm very enjoyable! To celebrate my wife's 60th birthday we had had our whole family there young n old and it certainly had that wow factor as soon as you walked in . I loved the quirky artwork all around, the games room was awesome kids loved that. The beautiful kitchen was well fitted out, bedrooms where perfect for our needs and plenty of outside space with the hot tub being well used as well as the play area for the little ones. Now if there any down sides there are a couple which was the aga cooker as impressive as it is it takes a bit getting used too i would to see a air fryer maybe. Upstairs was very warm even in April the heating would come on and couldn't turn it off as well as the oven on it made warm all over . And children's room we could not undo the windows as they were locked and kids moaning how hot it was in there . Also wifi code was wrong in the booklet maybe a board with it on would be better. These are only small gripes and overall we all had a fantastic time and wished we could stay longer and hopefully will return one day.

Fantastic location, layout and facilities. Very clean and well presented. Children loved the games room. Plenty of space, overall there were 10 of us and never seemed to be tripping over each other. We would happily visit again. Hot tub could do with a service, as water became murky after a couple of days use.

Booked a weekend stay for a special birthday, we all the best time. The house is beautiful!

The property is lovely very cosy and space for everyone. The aga took a bit of getting used to. Hot tub was great for first few days but wasnt cleaned during our stay so couldnt really be used last few days. Slightly disappointed that when issue was reported we were told that someone would be out that day but they werent, no follow up call and issue not resolved before the end of our stay.

It was perfect for a family celebration and suited both adults and children. We enjoyed the art work which provoked discussions. There was a Christmas tree which we didnt expect, which was lovely. It was lovely and warm too. The pool table, table football, hot tub and table tennis table entertained the children. Thank you so much for a wonderful stay!

Well beautiful property everything we hoped for our family of ten for weekend. Heating, tub and AGA on for arrival which was great as requested. Probably need a few more guidelines re AGA !!! Games room and hot tub extremely popular in fact we didnt use the main lounge and logs for fire taken home. We had the very large queen bedroom which was so comfortable and spacious, but the third double bed could be improved for two adults. Excellent quality mattresses and linen good quality. Just small mention that a mat would be useful into dining room from hot tub we used our own towels and a table protector would be a good idea luckily we took sheets for the table. Overall great property thankyou

Really great house to stay in. The artwork all over the house was really a lovely surprise! As other people have said you do need to turn the oven on at least 46 hours prior to use so thats more of a helpful piece of advice rather than complaint. Lovely and spacious and we got great use out of the games room.

Beautiful converted barn. So much space and the garden is fab. My only critique would be to mention the day nursery attached more clearly in the description as I imagine if staying during the week it could be a bit noisy. A better outside light would be great to use the hot tub in the dark and the smallest of the double rooms the bed seemed very small for a double. The barn itself is fab though and everything provided was brilliant. Such a stunning area and we went to the Turks head for Sunday roasts and into Woodbridge to the Boathouse on the river the previous day. All food was amazing! Would definitely come here again another weekend.

What a great week away with the family at Moat Barn. The accommodation was excellent, the extra downstairs space of the games room and cinema room was well used by all. The outside space too was great, wonderful large outside table to comfortably fit everyone and the added hot tub made for great evenings. Good well equipped kitchen. Yes there is an aga but doesnt take long to work out the oven temperatures. A number of previous comments have mentioned the heating up of the aga so I contacted the home owners who turned it on before our arrival and it was at perfect temperature when we arrived to cook dinner. Would highly recommend, and the decor made for some good conversations over dinner too.

Had a lovely time. The cottage was a lovely building with mainly good facilities, comfy beds with nice clean linen and towels but some other areas needed a little more attention. One of the reasons we booked this cottage was for the hot tub. When we arrived it wasnt working and was filthy. Should be checked before new guests arrive. We reported this and although it was fixed we couldnt use it until the Monday evening. Also there was not enough hot water which was put right on the Saturday. A pump in the bathroom was leaking and was still doing so when we left. The grass was quite long and needed cutting which should be done every week before guests arrive. Needed some comfy garden chairs. Also there is a nursery attachedMonday to Friday 8am to 6pm and if you wanted a quiet breakfast or quiet time it was impossible because of the noise. I dont remember this in the description. The Aga was not appropriate for the cottage as it took too long to warm up.

The property was very comfortable and in a great location. It was very peaceful and fantastic for all our Grandchildren. The only items that could be improved on in our opinion were the cleanliness of the hot tub we cleaned the water line scum ourselves before using it, the grass could have been cut better around the childrens swingsslides where there were stinging nettles and some maintenance needed on the dining room door wood trim hanging off and pool cues need repairing.

Beautiful house in a lovely area, ideal for a family or friends gathering. We thoroughly enjoyed ourselves however we did have a few issues. TVs and internet were not working and from reading the guest book this had been an issue for the previous two guests. The house alarm randomly triggered at 11.30pm on the first night, which woke all the children there was no mention of the alarm in the house literature so no info on how to silence fortunately it stopped of its own accord and didn't go off again! I did contact the house manager, who tried to get hold of the owner but without success presumably the owners don't want people knowing the code but they could provide guests with an alarm fob. Sykes instructions state the Aga takes 2hrs to heat up, the house literature states 3hrs, the house manager said more like 4hrs and that she had suggested literature be changed. This caused us problems as I had taken Lasagne for our party, which was not microwavable. Aga was put on at 4pm, Lasagne was put in at 5pm, at 8pm we went to the nearest garage in search of microwavable food as our own food was still only luke warm. Some comfortable garden chairs are needed. Heidi the house manager was prompt in taking my calls re. the Aga and alarm and did her best to help. Overall, I would recommend this property.

Very pleased with our choice and certainly met our expectations. Plenty of room for our group and very well equipped . A sun longer or two would be nice, though, and one of the smaller rooms wasnt really suitable for a youngster due to the open wood framing that overlooked the hall,

The house was well prepared and stocked for our party. Very pretty and quirky. The single bedroom was less usable as it has an open space into the hall below and suffers from light and noise from that source. After rain, we found that the car parking spaces turn into a small lake, which makes life difficult getting in and out of vehicles, particularly with small children. Our reported problem with the hottub was dealt with quickly and efficiently. The garden would have been more usable if it had been mown before our arrival. The grass was so long the children had to wear wellies to go into it and it made clearing up after our one small dog very difficult.
